The Company

This major Tier 1 Main Contractor delivers large scale building and civil engineering projects across Ireland, with a strong presence throughout Dublin and the wider Leinster region.

Their building division works across complex commercial, public sector and large scale construction developments, with a strong focus on programme delivery, safety, quality and sustainable construction.

They are now looking for an experienced Contracts Manager to take overall responsibility for a major education project in Dublin.


The Role: Contracts Manager

As Contracts Manager, you will have overall responsibility for the successful delivery of a large scale construction project, reporting directly to the Construction Director.

You will lead the project team from pre construction through delivery and phased handover, managing programme, design coordination, commercial performance, quality, Health & Safety and client relationships.

This is a senior delivery position requiring someone comfortable managing a large site team, dealing directly with the client and taking ownership of key project decisions.


Must Have Requirements

• Must have a minimum of 10 years’ experience delivering large scale, complex construction projects
• Proven experience required delivering projects with multiple phased handovers
• Previous experience delivering construction works within tight programmes and live site or campus environments
• Experience with precast frame installation is required
• Degree or Higher Diploma in Engineering, Construction Management, Quantity Surveying or equivalent

Preferred Experience

• Strong main contractor background on major building projects
• Detailed knowledge of current building regulations and certification requirements
• Experience managing projects from pre construction through to completion
• Strong understanding of programme, design and commercial management

Key Responsibilities

• Take overall responsibility for project delivery, reporting to the Construction Director
• Lead the site management, engineering and construction teams
• Manage programme delivery and coordinate adjustments with the project planner
• Ensure the highest standards of Health & Safety, quality and environmental compliance
• Act as the main point of contact for the client throughout construction
• Manage the Project Execution Plan, including programme, budget, contracting strategy and project risks
• Work closely with the commercial team on project budgets, contract administration and key commercial decisions
• Manage design coordination and ensure information is issued to site teams in line with programme requirements
• Coordinate subcontractors, consultants, statutory authorities and other project stakeholders
• Support value engineering during pre construction and throughout project delivery
• Maintain clear project controls, performance reporting and progress updates
• Ensure sustainability requirements are considered throughout design and construction

About You

You will be an experienced Contracts Manager or senior construction professional with a track record of delivering complex, large scale building projects for a main contractor.

You should be comfortable taking full ownership of programme delivery, managing sizeable project teams and working closely with clients, consultants and the commercial team.

Strong leadership, construction knowledge and an ability to make practical decisions on a busy live site will be important. You will also need a detailed understanding of building regulations, quality standards and phased project handovers.
