Finishing Foreperson – Landmark Residential Scheme North Dublin

The Company Our client is a highly regarded, fast-growing residential developer with a strong reputation for quality and well-planned communities across Dublin. While smaller in size than some of the national giants, they punch well above their weight delivering high-end, design-led housing and apartment schemes with a real focus on finish, customer experience, and long-term placemaking.
They’re now moving into the delivery phase of a major North Dublin development of up to 1,000 residential units, one of the largest schemes currently underway in the area. This project will run for several years, offering genuine stability and long-term progression for the right Finishing Foreperson.
The Role – Finishing Foreperson As Finishing Foreperson, you’ll take ownership of units from plastering stage through to final handover, ensuring every home is delivered to an exceptional standard of finish, safety, and presentation.
You’ll lead the finishing drive on a multi-phase scheme, coordinating trades, maintaining programme momentum, and ensuring a snag-free handover experience for homeowners.

Key Responsibilities:
- Health & Safety Leadership: Drive safe finishing practices and ensure full compliance on-site.
- Programme Delivery: Track targets for RTS/RTO, flag risks early, and push units through to handover.
- Subcontractor Coordination: Manage finishing trades and service providers to hit milestones, testing, and sign-offs.
- Quality Control: Inspect works daily, close out defects promptly, and maintain top-tier finish standards.
- Snagging & Handover: Lead snagging from 2nd fix through 3rd fix to final handover with a “right first time” mindset.
- Site Logistics Support: Ensure materials, access, and sequencing are aligned to avoid delays.
- Reporting & Documentation: Maintain accurate records, sign-offs, and close-out documentation.
- Customer Care: Support sales/aftercare teams to deliver a smooth, professional homeowner handover.
- Team Culture: Lead by example, keep trades aligned, and foster a solutions-focused finishing environment.
About You
- Trade background preferred (carpentry, plastering, finishing, etc.).
- Proven Finishing Foreperson/Finishing Manager experience on residential schemes.
- Sharp eye for detail with pride in delivering high-spec homes.
- Strong ability to manage multiple units and subcontract teams at pace.
- Organised, proactive, and calm under pressure.
- Excellent communication skills with clients, trades, and internal teams.
