A respected Irish main contractor with a strong reputation for delivering commercial, hospitality, residential and refurbishment projects across Ireland.
The company has a strong pipeline of work and is known for delivering technically demanding construction projects, particularly in busy city centre locations where programme management, cost control and quality finishes are critical.
They are currently seeking an Intermediate Quantity Surveyor to join their commercial team on a 100-unit hotel redevelopment in North Dublin.
The Role: Intermediate Quantity Surveyor
This is a permanent Intermediate Quantity Surveyor position on a substantial hotel redevelopment in North Dublin.
The project involves the redevelopment of an existing building into a 100 unit hotel, including structural alterations, mechanical and electrical installations, internal fit out and high-quality finishes.
Working closely with the Senior Quantity Surveyor and project management team, you will support the commercial management of the project from procurement through to final account.
You will be involved in subcontractor procurement, valuations, variations, cost reporting and contract administration, ensuring costs are controlled and the project remains commercially on track.
Must Have Requirements
• Must have 3+ years' experience as a Quantity Surveyor with a main contractor on Irish construction projects.
• Proven experience working on commercial, residential, hospitality or refurbishment projects.
• Strong understanding of subcontractor procurement, valuations, variations and cost control.
• Degree qualified in Quantity Surveying or a related construction discipline.
Preferred Experience
• Previous experience on hotel, commercial refurbishment or high specification fit out projects.
• Experience working with a Senior Quantity Surveyor or Commercial Manager on large commercial construction projects.
• Familiarity with CostX, Buildsoft, Excel or similar quantity surveying software.
Key Responsibilities
• Assist with the commercial management of the hotel development.
• Manage subcontractor procurement, tender comparisons and appointments.
• Prepare and assess subcontractor valuations and payment applications.
• Monitor project costs, variations and commercial risks.
• Assist with monthly cost reporting and financial forecasts.
• Review drawings, specifications and contract documentation.
• Liaise with the Site Manager, Project Manager and subcontractors.
• Maintain accurate commercial records and contract documentation.
• Support the preparation and agreement of final accounts.
About You
You are an Intermediate Quantity Surveyor with a strong understanding of commercial construction and experience working with a main contractor in Ireland.
You are confident managing subcontractor accounts, preparing valuations and identifying variations while maintaining accurate cost records.
You have good communication skills, strong attention to detail and the ability to work closely with site management and the wider commercial team.
This position will suit a Quantity Surveyor looking to take on greater commercial responsibility while gaining experience on a substantial hotel redevelopment in North Dublin.
