The Company
A Tier 2 Irish main contractor delivering commercial, hospitality and residential construction projects across Dublin and the wider Irish market.
The company has secured a 100+ unit hotel redevelopment in North Dublin City Centre, involving extensive refurbishment works and specialist fit out packages.
With a strong pipeline of commercial and hospitality projects, they are seeking an experienced Project Manager to oversee the delivery of this North Dublin development.
The Role: Project Manager
This is a Project Manager position overseeing a 100+ unit hotel redevelopment and specialist fit out in North Dublin.
You will take responsibility for the project from commencement through to completion, managing the construction programme, site management team, specialist subcontractors and overall project delivery.
Working closely with the Contracts Manager, commercial team and design consultants, you will ensure the project is delivered safely, on programme, within budget and to the required quality standards.
The project involves refurbishment works, specialist fit out packages, M&E coordination and high-quality internal finishes, requiring careful sequencing of trades and strong attention to detail.
Must Have Requirements
You are an experienced Project Manager with a strong main contractor background and a proven track record delivering commercial refurbishment or specialist fit out projects.
You understand the level of coordination required on hotel developments, particularly managing multiple finishing trades, M&E installations and detailed interior packages.
You will be commercially aware, organised and confident managing subcontractors and site teams while maintaining high standards of workmanship and programme delivery.

- Must have a minimum of 7 years' construction management experience, including proven Project Manager experience with an Irish main contractor.
- Proven experience delivering commercial fit out, hotel refurbishment or specialist interior fit out projects
- Strong experience managing subcontractors, construction programmes and site management teams.
- Must have a thorough understanding of health and safety, quality control and programme delivery on Irish construction projects.
- Previous experience delivering hotel developments or high-specification commercial fit out projects.
- Experience coordinating specialist joinery, partitions, ceilings, flooring and finishing packages.
- Strong knowledge of M&E coordination and commissioning requirements.
- Experience managing construction works in restricted city centre locationsMicrosoft Project, Procore or similar construction management software experience beneficial.
- Take overall responsibility for the 100+ unit hotel redevelopment and specialist fit out in Dublin 1.
- Manage the construction programme, ensuring key milestones and completion dates are achieved.
- Coordinate site management, engineers, specialist fit out subcontractors and finishing trades.
- Oversee refurbishment works, M&E installations, specialist joinery and internal finishes.
- Work closely with the commercial team to manage project costs, variations and subcontractor performance.
- Maintain high standards of health, safety and quality throughout construction.
- Manage site logistics, material deliveries and sequencing within a busy Dublin City Centre location.
- Coordinate design information, technical submissions and subcontractor requirements.
- Oversee quality inspections, snagging, commissioning and final handover.
