Job title: Intermediate Quantity Surveyor – Residential Construction
Location: Co Armagh
Company: Main Contractor delivering residential and commercial projects in Louth and Meath
Package: £50,000 to £60,000 + vehicle
The Company
This Irish Main Contractor has a strong track record delivering construction projects across Ireland and the UK, with experience across residential, commercial and industrial sectors.
Based from their Co Armagh office, they have a solid pipeline of work including €multi-million housing and apartment developments across Louth and Meath. They are now looking to add an Intermediate Quantity Surveyor to their commercial team, with good exposure across both pre-construction and live project delivery.
The Role: Intermediate Quantity Surveyor
As Intermediate Quantity Surveyor, you will be based from the company’s Co Armagh office, supporting the commercial management of residential housing and apartment projects across Louth and Meath.
Working alongside the Senior Quantity Surveyor and wider project teams, you will be involved from tender stage through procurement, construction and final account, covering measurement, valuations, variations, subcontractor accounts and cost reporting.

About You
You will have practical Quantity Surveying experience and a good understanding of how residential projects are commercially managed.
You should be comfortable dealing with subcontractors, measurements, valuations and variations while maintaining accurate commercial records. Strong organisation and communication skills are important, along with the ability to manage priorities across multiple projects.

Must Have Requirements
- Must have previous experience working in a Quantity Surveyor role within construction
- Relevant Quantity Surveying or construction-related qualification required
- Good working knowledge of measurement, valuations and subcontractor accounts
- Full driving licence and ability to travel to project sites required
Preferred Experience
- Main contractor experience preferred
- Residential housing or apartment construction experience beneficial
- Exposure to both estimating and post-contract commercial management would be useful
Key Responsibilities
- Support the commercial management of residential projects from tender through to final account
- Carry out measurements, take-offs, valuations and pricing of variations
- Assist with subcontractor procurement, tender analysis and appointments
- Assess subcontractor applications and manage payments and accounts
- Monitor project costs, value, variations and commercial risk
- Prepare commercial reports and provide accurate cost information
- Assist with the preparation and agreement of final accounts
- Attend site and commercial meetings as required
- Liaise with subcontractors, suppliers, site management and the wider commercial team
About You
You will have practical Quantity Surveying experience and a good understanding of how residential projects are commercially managed.
You should be comfortable dealing with subcontractors, measurements, valuations and variations while maintaining accurate commercial records. Strong organisation and communication skills are important, along with the ability to manage priorities across multiple projects.
