The Company
A well-respected Irish main contractor delivering major building and civil engineering projects across Ireland and the UK.
With a strong pipeline across Munster, they are currently delivering a €30m residential development in Limerick and are looking to appoint an experienced Senior Quantity Surveyor to strengthen the commercial team.
The Role: Senior Quantity Surveyor
As Senior Quantity Surveyor, you will take commercial responsibility for the €30m residential development in Limerick, working closely with the Project Manager and wider site team.
You will manage project costs, subcontractor packages, valuations, variations and commercial reporting through to final account, ensuring strong cost control throughout the project.
Must Have Requirements
You will be an experienced Senior Quantity Surveyor with a main contractor background and strong commercial knowledge across large-scale building projects.
You’ll be comfortable taking ownership of the commercial side of a project, dealing with subcontractors and working closely with the site team to protect project margins while maintaining good working relationships.

Must Have Requirements
- Must have 7+ years’ Quantity Surveying experience, ideally with a main contractor
- Proven experience required on large-scale residential or building projects
- Strong experience managing subcontractor accounts, valuations and variations
- Degree in Quantity Surveying or a related discipline required
- Previous experience taking projects through to final account
- Strong knowledge of Irish construction contracts and procurement
- Residential construction experience preferred
- Take commercial responsibility for the €30m residential project
- Manage subcontractor procurement, tendering and appointments
- Prepare valuations, cost reports and project forecasts
- Manage variations and change control
- Monitor project expenditure against budget
- Manage subcontractor payments and accounts
- Work closely with the Project Manager and site team on programme and procurement
- Identify commercial risks and opportunities throughout the project
- Prepare and negotiate final accounts
You will be an experienced Senior Quantity Surveyor with a main contractor background and strong commercial knowledge across large-scale building projects.
