The Project - Flagship Residential build over €70m The project involves the demolition of an existing office building and construction of a high-density mixed-use development comprising:
- A single block up to 9 storeys over basement
- 200 residential apartments (1, 2 & 3 bed units)
- Ground floor office and café space
- Extensive resident amenities including gym, co-working spaces, cinema room and concierge
- Basement car parking, large-scale cycle storage
- Significant public and communal open spaces
- Green / blue roofs, PV panels and full site infrastructure works
The Role – Site Manager Reporting to the Contracts Manager, you will take full responsibility for the day-to-day management of site operations, leading subcontractors, coordinating trades, and ensuring the project is delivered safely, on programme, and to the highest quality standards.
Key Responsibilities
- Full day-to-day management of site activities from mobilisation through to handover
- Lead and coordinate subcontractors across structure, façade, MEP and fit-out packages
- Ensure programme milestones are achieved and report progress accurately
- Enforce strict Health & Safety standards and company procedures on site
- Drive quality control, inspections, snagging, and defect-free handovers
- Coordinate logistics, sequencing, and interface management on a constrained urban site
- Liaise closely with Project Manager, Design Team, QS and client representatives
- Maintain site records, reports, and compliance documentation
- Foster a collaborative, high-performance site culture
About You
- 7 years’ experience as a Site Manager with a main contractor
- Strong background delivering large-scale residential or mixed-use projects (€30m )
- Proven ability to manage complex programmes in urban environments
- Excellent leadership, communication, and organisational skills
- Strong understanding of Irish building regulations, BCAR and HSEQ requirements
- Trade background or degree in Construction Management / Engineering
- IT literate (MS Office, reporting tools)
- Full driving licence
