Job title: Finishing Foreman – Large Scale Residential Development

This Irish main contractor has a strong track record delivering large residential and mixed use developments across Dublin and the wider Leinster region.
With a healthy pipeline of apartment and housing projects, they are now delivering a major residential scheme of up to 400 apartments in North Dublin. The contractor is known for well organised sites, strong project teams and a consistent focus on programme, quality finishes and handover standards.
The Role: Finishing Foreman
As Finishing Foreman, you will take responsibility for the finishing stages across a large scale residential development in North Dublin, working closely with the Site Manager, Project Manager and wider site team.
You will coordinate internal finishing trades through second fix, snagging and handover, ensuring apartments and common areas are completed to the required quality standard and in line with programme.
This is an important site role where strong subcontractor coordination, attention to detail and the ability to drive areas through to completion will be essential.

About You
You will be an experienced Finishing Foreman with a strong residential background and a clear understanding of what is required to bring apartment units from second fix through to final handover.
You should be comfortable managing several trades at once, checking workmanship closely and pushing subcontractors to meet agreed dates without compromising quality.
A practical site background, strong communication skills and good attention to detail will be important, particularly on a development of this scale where multiple apartment blocks or phases may be progressing at the same time.

Must Have Requirements
- Must have proven experience as a Finishing Foreman, Finishing Supervisor or Site Foreman on residential construction projects
- Experience delivering apartments or large scale residential developments is required
- Strong hands on knowledge of internal finishes, snagging and quality control is required
- Must be confident coordinating multiple finishing subcontractors and driving works to programme
Preferred Experience
- Previous experience with an Irish main contractor preferred
- Experience on multi storey apartment developments beneficial
- Strong knowledge of residential handover procedures and BCAR requirements
- Trade or construction management background advantageous
Key Responsibilities
- Manage and coordinate all finishing trades across apartments and common areas
- Drive second fix, internal finishes, snagging and completion works in line with programme
- Coordinate carpentry, flooring, painting, tiling, kitchens, wardrobes and specialist finishing subcontractors
- Carry out regular quality inspections and ensure defects are identified and closed out quickly
- Work closely with the Site Manager and Project Manager to plan upcoming areas and maintain programme delivery
- Monitor subcontractor performance, labour levels and sequencing of works
- Ensure apartments are ready for inspections, snagging and phased handovers
- Maintain high standards of health and safety across all finishing activities
