Based on a residential development in Cork City, Co Cork, you'll join an experienced commercial team working on a well-resourced project with excellent long-term prospects and genuine opportunities for career progression.
The Role: Intermediate Quantity Surveyor
As an Intermediate Quantity Surveyor, you will support the commercial management of a residential development in Cork City, Co Cork. Working closely with the Senior Quantity Surveyor and Project Manager, you will be involved in the full commercial lifecycle from procurement through to final accounts.
This role offers excellent exposure to residential construction with an Irish main contractor and is ideal for a Quantity Surveyor looking to further develop their career on large-scale housing projects.
Must Have Requirements:
• Must have 2 years' experience as a Quantity Surveyor with a main contractor or residential developer
• Degree in Quantity Surveying or a related construction discipline is required
• Proven experience required in cost control, procurement and subcontractor management
• Strong understanding of Irish construction contracts and commercial procedures
Preferred Experience:
• Residential development experience preferred
• Experience using Excel, CostX or similar commercial software beneficial
• Good understanding of procurement and valuation processes
Nice to Have:
• Membership or progression towards SCSI
• Experience working on large-scale housing developments
• Full driving licence
Key Responsibilities:
• Assist with the commercial management of a residential development from commencement to completion
• Prepare subcontractor enquiries, tender analysis and procurement packages
• Manage subcontractor accounts, valuations and payment applications
• Monitor project costs and report on commercial performance
• Prepare interim valuations, variations and final accounts
• Work closely with the site management team to monitor progress against programme
• Maintain accurate commercial records and reporting
• Assist with forecasting, budgeting and cash flow management

You are an ambitious Intermediate Quantity Surveyor with solid experience on Irish construction projects and a strong understanding of commercial management. You are organised, detail-focused, and comfortable working closely with site teams, subcontractors and senior management to ensure projects remain commercially successful.
