The role involves leading a team of engineers and overseeing the planning, coordination, and delivery of all service and maintenance activities across a range of building systems, including HVAC, plumbing, and general utilities.

Maintenance Manager Skills:
- Diploma or third-level qualification in Engineering, Building Services, or Maintenance (preferred).
- Minimum of 2 years’ experience in a service department or facilities management role.
- Mechanical maintenance background is an advantage.
- Good technical understanding of building utility systems.
- Proficient in Microsoft Office; experience with maintenance management software (e.g. ABM) is an advantage.
- Valid Safe Pass and Manual Handling certificates.
- Full clean Irish driving licence.
- Irish construction experience
As a Maintenance Manager:
- Plan, schedule, and oversee the daily operations of the maintenance department.
- Coordinate planned and reactive maintenance works across HVAC, plumbing, and other building systems.
- Liaise with engineers, contractors, and suppliers to ensure efficient scheduling and timely resolution of maintenance issues.
- Manage planned preventative maintenance (PPM) contracts using internal management software.
- Ensure all works are completed to high engineering, quality, and health & safety standards.
- Prepare maintenance reports and performance updates for senior management.
- Manage budgets, track costs, and contribute to operational planning.
- Quote for remedial works and PPM contracts, maintaining clear communication with clients.
- Maintain accurate documentation — including maintenance logs, RAMS, and FGAS registers.
- Support continuous improvement by reviewing maintenance performance and identifying efficiencies.
- Ensure compliance with all safety, environmental, and regulatory requirements.
- Strong organisational and communication skills, with a focus on efficiency and accountability.
- The ability to prioritise workloads, handle emergencies, and deliver under pressure.
- A proactive, problem-solving mindset and a “can-do” attitude.
- Excellent record-keeping and attention to detail.
