Job title: Quantity Surveyor – Residential Projects
Location: Co Meath
Company: Residential Property Developer
Package: €65,000 to €70,000 + Vehicle / Vehicle Allowance

The Company

A residential property developer delivering high quality one-off houses and bespoke residential builds throughout Meath, Dublin and the wider Leinster region.

The company specialises in individual residential developments, managing projects from initial groundwork and structural works through to internal finishes and final handover.

With a steady pipeline of residential projects across Meath and Dublin, they are seeking an experienced Quantity Surveyor to join their commercial team in an office-based position in Co Meath.

The Role: Quantity Surveyor

This is an office-based Quantity Surveyor position in Co Meath, taking responsibility for the commercial management of multiple one-off residential construction projects across Meath, Dublin and Leinster.

You will oversee project costs, procurement, subcontractor accounts and financial reporting, ensuring each residential build is delivered within budget while maintaining the quality of finish expected on bespoke housing projects.

Working closely with the company directors, site teams and subcontractors, you will have a hands-on role in managing costs from initial pricing through to final accounts.

The position will suit a Quantity Surveyor with residential construction experience who enjoys having ownership of projects and working within a close-knit team.

Must Have Requirements

  • Must have previous Quantity Surveying experience within the Irish construction industry.

  • Proven experience required in residential construction, ideally one-off housing or housing developments.

  • Strong knowledge of construction costs, subcontractor procurement and cost control.

  • Experience managing valuations, variations and subcontractor accounts.

Preferred Experience

  • Experience working directly with a residential developer or building contractor.

  • Knowledge of one-off housing, bespoke homes and high specification residential finishes.

  • Experience using Excel and construction estimating or quantity surveying software.

Key Responsibilities

  • Manage project budgets and cost control across multiple residential builds.

  • Prepare cost estimates, budgets and financial reports.

  • Manage subcontractor tendering, procurement and appointments.

  • Review subcontractor quotations and negotiate competitive rates.

  • Prepare and assess interim valuations, variations and final accounts.

  • Monitor project expenditure and identify potential commercial risks.

  • Work closely with site teams to track progress and construction costs.

  • Manage material procurement and ensure value for money.

  • Maintain accurate commercial records throughout each project.

  • Liaise with company directors on project profitability and financial performance.

About You

You are an experienced Quantity Surveyor with a solid understanding of residential construction and the commercial requirements involved in delivering one-off housing projects.

You will be comfortable managing several residential builds at different stages, from initial pricing and procurement through to final accounts.

Strong communication skills, attention to detail and a practical understanding of construction methods are important. You should be confident dealing with subcontractors, suppliers and site teams while maintaining control of project costs.

This role will particularly suit a Quantity Surveyor based in Meath, North Dublin, Louth or the surrounding Leinster region who is looking for a predominantly office-based position with a residential developer.

What's on Offer

Salary: €65,000 to €70,000 DOE

Benefits:

  • Company vehicle or vehicle allowance

  • Permanent, full-time position

  • Office-based role in Co Meath

  • Varied portfolio of one-off residential builds

  • Long-term career progression

  • Direct involvement in commercial decisions and project profitability

Why Apply?

This is a good opportunity for a Quantity Surveyor who wants to move away from large construction sites and into an office-based commercial role with a residential developer.

Rather than working on one large development, you will manage the commercial side of several individual residential builds, giving you variety, responsibility and direct involvement in project decisions.

With a consistent pipeline of work throughout Meath and Dublin, the position offers long-term stability and the opportunity to develop your career within residential construction.
