The Company
This long-established Irish main contractor has built a strong reputation for delivering complex restoration, conservation, education, healthcare and public sector projects throughout Ireland. Their work includes protected structures, refurbishment programmes, heritage buildings and technically challenging live environment projects.
With a strong pipeline of secured work across Munster, they are now seeking an experienced Senior Project Manager / Contracts Manager to take ownership of a major education project in North Cork, alongside a second project expected to commence in North East Cork area.
The Role: Senior Project Manager / Contracts Manager
Based in North Cork, you will lead the delivery of a €multi-million education and conservation project involving the restoration of a protected building.
The project involves extensive roof replacement, structural upgrades, restoration works and M&E reinstatement within a fully operational live school environment. The successful Senior Project Manager / Contracts Manager will oversee programme delivery, client management, subcontractor coordination, commercial performance, health and safety, and quality standards across both projects.
You will report directly to senior management and play a key role in ensuring projects are delivered safely, on programme and to the highest conservation and construction standards.

About You
You are an experienced Senior Project Manager or Contracts Manager with a strong background delivering complex building projects for Irish main contractors. You are comfortable managing multiple stakeholders, maintaining programme targets and leading site teams through technically challenging projects.
You understand the additional planning, safety and coordination requirements associated with live environments and protected structures and can balance programme delivery with quality workmanship and client expectations.
Strong leadership, communication and organisational skills are essential, along with the ability to drive projects from commencement through to successful completion.

Must Have Requirements
- Must have 10 years' experience in a Senior Project Manager or Contracts Manager role with an Irish main contractor
- Proven experience required delivering education, restoration, conservation, refurbishment or public sector projects
- Experience managing multiple projects simultaneously is required
- Strong knowledge of health and safety management within live operational environments
- Excellent client-facing and programme management experience required
- Experience working on protected structures or heritage restoration projects
- Public works contract experience
- Experience delivering projects within live school, healthcare or occupied buildings
- Strong commercial awareness and budget management skills
Nice to Have
- Degree qualification in Construction Management, Engineering or related discipline
- Conservation or heritage project experience
- Procore, BIM 360 or similar project management software experience
Key Responsibilities
- Lead the delivery of a major restoration and roof replacement project Co Cork
- Manage a second project within the wider Cork region as required
- Oversee site management teams, engineers and subcontractors
- Ensure projects are delivered safely, on programme and within budget
- Maintain strong client, consultant and stakeholder relationships
- Coordinate programme delivery within a live school environment
- Monitor project performance, reporting and resource allocation
- Manage project risks, variations and contractual obligations
- Drive quality control and compliance across all works
- Support commercial teams in maintaining financial performance
- Chair project meetings and provide regular progress updates to senior management
