The Company
This Irish main contractor has a strong track record delivering large residential, commercial and mixed use developments across Ireland, with a healthy pipeline of work in Limerick and the wider Munster region.
They are currently delivering a €30m residential development in Limerick, Co Limerick and are looking to appoint an experienced Senior Quantity Surveyor to strengthen the commercial team. The contractor is known for well run projects, good subcontractor relationships and a practical approach to commercial management and project delivery.
The Role: Senior Quantity Surveyor
As Senior Quantity Surveyor, you will take a key commercial role on this €30m residential development in Limerick.
Working closely with the Project Manager, site team and wider commercial team, you will manage project costs, subcontractor accounts, procurement, valuations and commercial reporting throughout the development.
You will have a strong influence on the financial performance of the project, ensuring costs are controlled, variations are captured and commercial risks are identified and managed throughout the programme.

About You
You are an experienced Senior Quantity Surveyor with a strong main contractor background and a track record commercially managing residential or similarly sized construction projects in Ireland.
You will be commercially sharp, comfortable managing subcontractor accounts and capable of maintaining strong cost control throughout the project lifecycle. Good communication and negotiation skills are important, along with the ability to work closely with the site team while protecting the commercial position of the project.

Must Have Requirements
- Must have 5+ years' experience as a Quantity Surveyor on Irish construction projects
- Proven experience required on residential or large scale building development
- Experience working with a main contractor in Ireland is required
- Strong knowledge of subcontractor management, cost control, valuations and final accounts
Preferred Experience
- Large scale residential development experience preferred
- Experience commercially managing projects from construction through to final account beneficial
- Degree in Quantity Surveying, Construction Economics or a related discipline preferred
Key Responsibilities
- Manage the commercial and financial performance of the €30m residential development
- Manage subcontractor procurement, tender analysis, appointments and packages
- Prepare and assess valuations, variations and subcontractor payments
- Monitor project costs, budgets, forecasts and cash flow throughout the construction programme
- Identify commercial risks and opportunities and report these to senior management
- Work closely with the site and project management teams to track progress and cost implications
- Manage subcontractor accounts and negotiate final accounts
- Prepare regular commercial reports and maintain accurate project cost records
About You
You are an experienced Senior Quantity Surveyor with a strong main contractor background and a track record commercially managing residential or similarly sized construction projects in Ireland.
