The Role: Senior Quantity Surveyor
Based in Co Cavan, the Senior Quantity Surveyor will take commercial responsibility for a portfolio of mechanical and HVAC projects from tender handover through to final account.
Working closely with the Commercial Director, Project Managers and site teams, you will manage project costs, subcontractor accounts, procurement and commercial reporting while ensuring projects are delivered profitably and in line with contractual obligations.
This is a key commercial role offering genuine long-term progression within a growing mechanical contractor.
Must Have Requirements
You are an experienced Senior Quantity Surveyor with a strong background in mechanical building services or M&E contracting. You are commercially aware, organised and capable of managing several projects simultaneously while maintaining excellent relationships with clients, subcontractors and project teams.
You have a practical approach to commercial management, understand the importance of protecting project margins and are comfortable working as part of an established commercial team delivering high-value mechanical installations throughout Ireland.

Must Have Requirements
- Must have 7+ years' experience as a Quantity Surveyor within mechanical, M&E or building services contracting.
- Proven experience required managing the commercial aspects of mechanical or HVAC projects.
- Degree qualified in Quantity Surveying or a related construction discipline.
- Strong knowledge of contract administration, cost reporting and final accounts.
- Experience working in Ireland is required.
- Experience on pharmaceutical, industrial, healthcare or commercial projects.
- Knowledge of NEC or JCT contracts.
- Experience using modern commercial software such as Excel, Cubit, Procure or similar systems.
- Chartered or working towards chartership.
- Strong understanding of value engineering and commercial risk management.
- Manage the commercial delivery of multiple mechanical and HVAC projects.
- Prepare monthly valuations, cost reports and cash flow forecasts.
- Procure subcontractors and negotiate commercial agreements.
- Manage subcontractor accounts, variations and final accounts.
- Monitor project costs and identify commercial risks and opportunities.
- Prepare payment applications and client valuations.
- Work closely with Project Managers to ensure projects remain on programme and within budget.
- Maintain accurate commercial records and contractual documentation.
- Attend project meetings with clients, consultants and internal teams.
- Support junior members of the commercial team where required.
