Job Title: Senior Quantity Surveyor

Based on a major residential project in Athlone, Co Westmeath, this is an excellent opportunity to join a financially secure contractor that places a strong emphasis on quality delivery, commercial excellence, and long-term staff development.
The Role: Senior Quantity Surveyor
As Senior Quantity Surveyor, you will take full commercial responsibility for a large residential development in Athlone, Co Westmeath. Reporting to the Commercial Manager, you will oversee all commercial aspects of the project from procurement through to final account while working closely with the site management team to ensure the project is delivered on budget and in line with programme.
This is a hands-on commercial role suited to an experienced Senior Quantity Surveyor with a proven background delivering residential construction projects for an Irish main contractor.
Must Have Requirements
• Must have 7+ years' experience as a Quantity Surveyor within the Irish construction industry.
• Proven experience required delivering residential construction projects for a main contractor.
• Degree qualified in Quantity Surveying or a related construction discipline.
• Strong knowledge of procurement, subcontractor management, valuations, variations, and final accounts.
• Experience working under standard Irish building contracts.
Preferred Experience
• Experience managing the commercial delivery of large housing or apartment developments.
• Strong understanding of cost reporting and forecasting.
• Proficiency with Excel and quantity surveying software.
Nice to Have:
• Chartered or working towards chartership.
• Experience mentoring junior Quantity Surveyors.
• Knowledge of BCAR and modern residential construction methods.
Key Responsibilities:
• Take full commercial responsibility for a major residential construction project.
• Prepare accurate cost reports, forecasts, and monthly valuations.
• Manage subcontractor procurement, negotiations, and appointments.
• Assess and agree subcontractor payments and final accounts.
• Identify commercial risks and implement cost control measures.
• Manage variations and ensure contractual entitlements are protected.
• Work closely with the Project Manager and site team to maintain commercial performance.
• Prepare client valuations and contribute to commercial meetings.
• Ensure accurate financial reporting throughout the project lifecycle.
About You
You are an experienced Senior Quantity Surveyor with a strong background delivering residential construction projects in Ireland. You have excellent commercial awareness, strong negotiation skills, and a proven ability to manage project costs from inception through to completion.
You are confident working with project teams, subcontractors, and clients while maintaining tight cost control and supporting successful project delivery.
