This opportunity is based on a major urban regeneration development in Dublin 8, transforming a well-known former factory site into a vibrant mixed-use destination.
The Role: Senior Quantity Surveyor
As Senior Quantity Surveyor, you will take full commercial responsibility for a significant phase of this major urban regeneration project in Dublin 8, Co Dublin. Working alongside the Commercial Manager and Project Director, you will oversee all commercial aspects from procurement through to final account while ensuring the project is delivered on budget and in line with programme.
This is a high-profile development requiring strong commercial awareness, excellent subcontractor management and the ability to work closely with site management, design teams and clients throughout the construction process.
Must Have Requirements:
• Must have 7 years' experience as a Quantity Surveyor with an Irish main contractor.
• Proven experience required managing large residential, commercial or mixed-use construction projects.
• Degree qualified in Quantity Surveying or Construction Economics.
• Strong knowledge of procurement, contract administration, valuations and final accounts.
• Excellent commercial and negotiation skills.
Preferred Experience:
• Experience on large urban regeneration or mixed-use developments.
• Strong knowledge of JCT or Public Works Contracts.
• Experience mentoring junior Quantity Surveyors.
• Proficiency with CostX, Excel or equivalent commercial software.
Nice to Have:
• Chartered or working towards chartership.
• Experience working on phased city centre developments.
• Strong understanding of value engineering and risk management.
Key Responsibilities:
• Lead the commercial management of a major urban regeneration development in Dublin 8.
• Prepare cost plans, budgets and monthly commercial reports.
• Manage subcontractor procurement, negotiations and contract awards.
• Prepare interim valuations, variations and final accounts.
• Monitor project costs and forecast financial performance.
• Identify commercial risks and implement mitigation strategies.
• Work closely with site management to maintain programme and budget.
• Support the Commercial Manager with reporting and strategic commercial decisions.
• Maintain strong relationships with clients, consultants and subcontractors.
• Ensure all commercial activities comply with contractual obligations.
About You
You are an experienced Senior Quantity Surveyor with a proven track record delivering major construction projects for an Irish main contractor. You enjoy taking ownership of projects, building strong relationships with project teams and driving commercial performance from pre-construction through to project completion.
You have excellent communication skills, commercial judgement and the confidence to manage complex projects while maintaining attention to detail and protecting project profitability.
