You are a solid MEP Estimator looking to join a pre-construction team in Limerick. This is a 100% office-based role and would suit someone with a few years of solid experience pricing mechanical, electrical, and plumbing packages across a variety of project types, particularly within the industrial, commercial, or data centre space.
This role is all about preparing accurate cost estimates for M&E systems, everything from HVAC and BMS to drainage and fire protection. You'll need to be able to work through drawings and specs, dig into subcontractor quotes, and liaise closely with both our in-house design and delivery teams to make sure we’re pricing competitively and realistically.

MEP Estimator Skills:
- A degree in Building Services, Mechanical or Electrical Engineering, or Quantity Surveying is ideal.
- At least 5 years’ experience estimating M&E works, ideally on projects in pharma, food, logistics, or data centres.
- Solid understanding of how MEP systems go together on site.
- Confident reading drawings, specs, and design documents.
- Proficient in estimating software such as CostX, Trimble, ConEst (or similar).
- Strong Excel and general IT skills
As a MEP Estimator:
- Reviewing and understanding M&E drawings/specs across multiple project types.
- Producing detailed cost breakdowns for mechanical, electrical, and plumbing services.
- Pulling together take-offs and labour/material costs, as well as reviewing subcontractor and plant hire quotes
- Sourcing competitive quotes from key supply chain partners.
- Building relationships with specialist M&E subcontractors and suppliers
- Checking proposals for accuracy and ensuring alignment with tender requirements.
- Spotting gaps in scope and identifying any commercial or technical risks.
- Putting forward value engineering ideas that make sense without affecting spec or build quality.
- Working closely with the design team, engineers, and project managers to clarify any technical points or assumptions.
- Attending bid reviews and contributing to pricing strategy discussions.
- Supporting the post-tender phase where needed (handover and negotiations).
- Keeping our cost databases, estimating templates, and benchmarking data up to date.
- Using estimating software to produce fast, consistent outputs.
The Package:
Salary will be DOE, but you can expect a salary of at least €75,000 plus package.
